Kitchen Remodeling

Most kitchens: $20,000 to $45,000

The kitchen is where coastal remodels earn their keep, whether it is your year-round home or a rental guests book for the view and remember for the kitchen. Our kitchen remodels cover layout changes, cabinetry, countertops, flooring, lighting, and fixture and appliance installation, with finish carpentry handled by our own crew rather than a rotating cast of subs. Where the project touches plumbing or electrical, we coordinate those licensed trades under one contract so you have one schedule and one number to call.

Bathroom Remodeling

Most bathrooms: $15,000 to $35,000

Bathrooms on the coast live a harder life than bathrooms inland: more moisture, more guests, more years between owners who did things right. We rebuild them to handle it, with proper waterproofing behind the tile, ventilation that actually moves air, and finishes that stand up to salt air and full vacation-rental occupancy. Tyler’s crew holds Schluter certification, the waterproofing and tile underlayment system, so the shower that looks good on day one still looks good in year ten.

Whole-Home Remodeling

Whole-home remodels: from $75,000

Buying an older coast house, updating a family beach place, or converting a property for rental income: whole-home remodels are where a single accountable contractor matters most. We sequence the work room by room or all at once, keep the in-house trades (framing, siding, decks, and remodel carpentry) on our own crew, and coordinate plumbing, electrical, HVAC, and drywall under one contract. If your plans grow beyond the existing walls, we also build additions and ADUs.

How Our Remodeling Process Works

  1. Free on-site estimate. We walk the property, talk through what you want, and give you a real number with no obligation.
  2. Scope and selections. We lock the scope, materials, and finishes with you before work starts, so the price you approved is the price you track.
  3. Scheduling. We set the construction window around your life, including booking calendars on rental properties, and tell you what to expect week by week.
  4. Construction. Our own crew handles the carpentry trades; licensed plumbing, electrical, and other specialty trades are coordinated under one contract. If we uncover hidden damage, we show you, price it, and get your approval before fixing it.
  5. Final walkthrough. We walk the finished project with you, resolve the punch list, and back the work with our warranty, up to 10 years by trade.

Remodeling Vacation Rentals Without Losing the Season

On this coast, a remodel schedule is money. A booked-out rental in Lincoln City or Depoe Bay cannot sit torn apart through summer, so we plan remodels around the booking calendar: shoulder-season starts, phased scopes that keep the property rentable, and firm dust-and-noise windows when guests are on the property line. Tell us the dates that are untouchable and we build the schedule backward from there. It is one of the most common projects we do, and it is the difference between a remodel that pays for itself and one that costs a summer of income.

What Coastal Remodels Uncover

Open a wall within a mile of the Pacific and there is a real chance you find what the ocean left behind: dry rot around windows, water damage under decks and siding, rusted fasteners, past repairs done wrong. That is not a reason to fear remodeling, it is a reason to hire a contractor who repairs structure in-house instead of stopping work to find one. When we uncover damage, we show it to you, price the fix, and handle it as part of the same project. Dry rot and water damage repairs start at $10,000 and structural repairs at $20,000, and catching them during a remodel is the cheapest they will ever be to fix.

Oregon Coast Remodeling Questions

How much does a kitchen remodel cost on the Oregon coast?

Most Carter’s Contracting kitchen remodels run $20,000 to $45,000 depending on layout changes, cabinetry, and finishes. Every kitchen gets a free on-site estimate, so you plan from a real number instead of a guess.

Can you remodel a vacation rental without killing the booking season?

Yes. We schedule rental remodels around the booking calendar: shoulder-season starts, phased scopes that keep the property rentable, and hard stop dates you set. Tell us the untouchable dates and we plan backward from them.

What happens if you find dry rot or water damage during my remodel?

We show it to you, price the repair, and fix it in-house as part of the same project rather than stopping work to bring in another contractor. Dry rot and water damage repairs start at $10,000 and structural repairs at $20,000, and fixing them mid-remodel is the least expensive time to do it.

Do I need permits to remodel on the Oregon coast?

Cosmetic updates usually do not, but remodels that change structure, plumbing, or electrical generally require permits, and oceanfront or tsunami-zone properties can carry extra review. We identify what your project needs and coordinate the permitting as part of the job.

Can I stay in my home during the remodel?

Usually, yes. For kitchens and bathrooms we contain the work area and keep the rest of the house usable, though a kitchen remodel always means some weeks of makeshift cooking. Whole-home projects depend on scope: phased room-by-room work can keep the house livable, while full-gut remodels usually mean moving out for part of the schedule. We map this out with you at the estimate.

What makes coastal remodeling different from inland Oregon?

Materials and moisture. Salt air corrodes standard fasteners and hardware, so coastal work calls for stainless or hot-dipped hardware, marine-tolerant flashing, and finishes that stand up to wind-driven rain. Waterproofing, ventilation, and drainage details matter more within a mile of the Pacific than they do anywhere inland, and they are where coastal remodels most often go wrong.
