Custom Home Builder on the Oregon Coast
Carter’s Contracting builds custom homes from the ground up along the central Oregon coast, from Pacific City to Waldport. Owner Tyler Carter and a four-person, in-house crew handle the whole build, so the team that breaks ground is the team that hands you the keys.

Ground-up custom homes
A custom home on the coast is built around three things: your budget, the lot, and the weather this coast brings. We build ground-up custom homes designed to fit all three, handling the framing, the envelope, and the finish work with our own crew and coordinating engineering and specialty trades under our CCB license.
One team owns the build start to finish, so there’s a single point of accountability from the first stake to the final walkthrough.
Engineered homes for oceanfront & tsunami-zone lots
Oceanfront and mapped tsunami-zone lots demand engineering most builders won’t take on: deep or engineered foundations, structural systems designed for the site, and permitting that has to satisfy both the county and the coast itself. We build these homes, working with licensed structural engineers from the first site visit.

Spec homes
Fast-paced spec homes built with budget and resale in mind, using the same construction standards as our custom work. A good fit for building on a lot you own or for an investment build on the coast.
ADUs & guest cottages
Accessory dwelling units and guest cottages add living space, rental income, or room for family. We build ADUs that match the main home and meet the coast’s conditions and the county’s ADU rules.
Additions, garages & shops
When the answer is more space rather than a new home, we build additions, garages, and shops, tied into the existing structure and built to stand up to coastal weather.

Custom home building questions, answered
How much does it cost to build a custom home on the Oregon coast?
Ground-up custom homes start around $500,000, and engineered builds in mapped tsunami zones start around $800,000. Final cost depends on the lot, engineering, and finishes, which you can price out in our 2026 Oregon coast cost calculator; every build starts with a free estimate.
How long does it take to build a custom home?
A ground-up custom home typically takes 8 to 10 months. Spec homes run 5 to 7 months, additions about 4 months, and ADUs about 3 months.
Can you build on an oceanfront or tsunami-zone lot?
Yes. We build engineered coastal homes on oceanfront and mapped tsunami-zone lots, working with the structural engineering and permitting those sites require. These builds start around $800,000.
Do you build spec homes and ADUs?
Yes. We build spec homes (from around $500,000, 5 to 7 months) and ADUs or guest cottages (from around $50,000, about 3 months), along with garages, shops, and additions.
Do you help with lot selection and design?
We work with you from the early stages, including how a lot’s setbacks, slope, and coastal exposure affect what can be built, so the design fits the site and your budget before construction starts.
